The number goes out at two.
The rest is the job.

It is 11, two divisions are still moving, and the last sub bid came in at 10:40. xBid keeps the whole bid in one ledger, so a number that changes at 11 is in the total by 11:01 and the spread is in front of you while there is still time to ask about it.

  • 35 CSI divisions
  • Material and labor split
  • Sub bids leveled in place

01 / The ledger

One ledger. Every division.

The bid is one continuous ledger across the MasterFormat divisions, material and labor split on every self-perform line and one clean number for the subs. Roll a division up or open it for the detail. Direct cost runs through your markup stack to the bid total, and the total moves with every change.

  • Divisions expand or collapse; the whole bid stays on one page.
  • Self-perform lines split material from labor; subcontracted work carries one number.
  • The markup stack applies in the order you set: general conditions, contingency, bond, insurance, overhead and profit.

Low is $38,850 under the carry, and it excludes the grid Award

The spread, before you carry it.

02 / Sub bids

Low bid is $200,000 under. Find out why.

Put a trade scope out to your list, by directory or by email, and the invitations go out as email, not as a note to yourself. The bids come back onto the package and sit side by side with the low one flagged, so the spread is in front of you while there is still time to ask a question about it.

  • Packages by trade scope; invite firms from the directory or by email address.
  • Invitations send as email, and the roster shows who is bidding and who passed.
  • Bids back read side by side with the low bid flagged; award one and the rest close out.
03 / The proposal

The number, and what it covers.

The proposal is built from the estimate that produced it. Inclusions, exclusions, qualifications, allowances, and the alternates you want shown print on the letter. The PDF is generated on the server and sent from the record, and the send stays on the record afterward.

  • The letter is built from the estimate, so the number on it is the number you priced.
  • Alternates print add or deduct, or stay off the letter without being deleted.
  • Submit history: which revision went to whom, and when.

The rest of it

The parts you use every bid.

Takeoff on the sheet

Scale the drawing once, then count, run linear, and pull areas off it. Measurements go to the estimate as quantities.

Assemblies

A wall type prices in one line and explodes into its components, with the labor hours per unit carried on each one.

The cost library

Your catalog, assemblies, cost codes, equipment, labor, and general conditions. Import a supplier list and it suggests a price rather than overwriting yours.

Two markup modes

The classic compound stack, or per-cost-type rates on margin or markup. You set the order it applies in.

Hit rate by client

Trailing twelve months, competitive bids only. A client you only ever passed on shows a dash, not a zero.

Documents and addenda

Drawings, specs, bid forms, and addenda by number on the bid record, with the latest addendum called out.

Straight about it

What is not here yet

This page only claims what the software does today. These are the ones a general contractor asks about first, and none of them exist right now. When they ship, this page changes the same day.

See the roadmap
  • No coverage board. Trades are packages with invite rosters, but nothing rolls up to answer "am I covered on 08" in one number.
  • No age or staleness flag on a catalog price. A number you have not touched in two years looks like one you set this morning.
  • No scope normalizing on the leveling table. The bids sit side by side with the low one flagged; reading the scope gap is still your job.
  • No bid bond or prequal tracking.
Ownership

You buy it. You keep it.

Approved companies buy a lifetime license once and keep it. There is no per-seat fee that grows every time you hire an estimator, and the estimates, cost history, and bid record stay your company’s to export in full. Run it on our hosting or on your own server.

Bid day is a bad day to find a plug you forgot.

xBid is in use on real bids today. Access is by request while approved companies come on.
